Fast workflow per property: 1) Property Appraiser (owner, address, specs) → 2) Tax Collector (back taxes) → 3) Clerk Official Records, search the owner's name (mortgage, liens, foreclosure) → 4) SunBiz if it's an LLC → 5) skip-trace for a phone → 6) run it in Flip Calc. Free records are enough to decide who's worth a call; a title company does the authoritative search before you close.

Working a county outside these two? Tell me and I'll add it. HOA dues specifically aren't cleanly online — you'll see HOA liens in the Clerk records, find the management company via SunBiz, but the exact balance comes from an estoppel letter at closing.
